This stunning large house has received a major revamp to evoke a relaxed spa-like calmness. We've embraced the stunning trees and nature around us, to provide a tranquil retreat away from it all.

With 16 bedrooms, 14 bathrooms (most of which are ensuite) three large lounge areas and a conservatory that's perfect for meals and games, there's plenty of space to enjoy time with friends, family, loved-ones and colleagues.

Holly House is a truly stunning house that’s designed for enjoying time together in a relaxed space. And, the number of bedrooms used can be adapted to accommodate your group size, the minimum number of people is 23 (and that's what we price for), additional guests are charged per person up to a total of 40 people.

This a truly a flexible property in addition to being a fantastic self-catering base for large groups of family and friends, we do host weddings (and have a wedding license), events, retreats and we’re ideal for corporate get-aways.

This is not a property for boisterous parties. But, if you’re a group looking to connect, talk, relax and have fun together this is the venue for you. With that in mind - we do have a noise management protocol in place and more details are contained in the security section.

Large Group Holidays - Holly House is an ideal base for large group holidays with Family and Friends. We have a relationships with a number of local suppliers who can bring their services to you and there are hundreds of things to see and do in the local area.

Hen and Stag Parties - We welcome the more 'sophisticated' Hen and Stag. If you're looking for a relaxing get-away that embraces the rural approach to life we'd love to welcome you. (We aren't a location for boisterous parties and sorry we don't accept Hen and Stag parties in July or August.)

Corporate Events - Holly House lends itself perfectly to a range of corporate events. The majority of bedrooms have en suite facilities, there are multiple meeting spaces and break-out areas, and we've got Starlink Wi-Fi for very high speeds.

Moreover, we offer a range of booking options if you are looking for a get-away or event space. Hire by the half or full-day for off-site meetings or day courses. Book for a few days for a get-away. We have many options.

FLEXIBLE GROUP SIZES

While the maximum group size is 40 people, we do take reservations for smaller groups, with the number of available bedrooms varying according to the number of guests.

Areas of the House Open to all Groups

Regardless of your group size, the following rooms and areas will be open for your exclusive use throughout your stay.

Living Spaces - The large house, is spread over four floors and while it will take a little while to find your way around, but before long you’ll feel right at home. On the ground floor there are two living rooms with large TVs for you to relax in.

Dining Area - The large conservatory dining area comfortably accommodates groups of up to 90 people seated. Perfect for large group getaways of all types!

Kitchen & Utility Room - The Kitchen is where function meets style - perfect for any holiday accommodation. Whether you're planning a family reunion or hosting a large group, our catering kitchen is designed with a sleek stainless steel industrial look that doesn't compromise on functionality. With ample space for external caterers, we ensure your culinary adventures are nothing short of spectacular. Lets make your gathering unforgettable!

Pool Room - Also on the ground floor is a pool room with plenty of space for a good game and hanging out.

Cinema Room - Downstairs - we have changed the old 'casino' area into a cinema room with PS4 and Karaoke Machine. Another flexible space that can be used for meeting break-outs, yoga sessions or for singing your heart out.

Outdoor Terrace - Finally there's a stunning outdoor terrace with amazing panoramic views out over the valley.

How Our Bedroom Allocation & Pricing Works

Holly House is designed to be flexible for different group sizes. To keep things fair and transparent, our pricing is based on the number of people in your group and the number of bedrooms we need to open for your stay.

The base price covers up to 24 guests and includes 9 bedrooms and 9 bathrooms.
As your group size increases, we gradually open additional bedrooms and bathrooms to accommodate everyone comfortably.
Each additional bedroom increases the price slightly, reflecting the extra heating, cleaning, laundry, and preparation required.

This means you only pay for the space you need — and larger groups have access to more bedrooms.

If your group prefers single occupancy, separate rooms for couples, or would simply like more bedrooms than the standard allocation, that’s no problem at all. The price will adjust to reflect the extra rooms opened.

Please note: Bedrooms are opened in a specific order to manage energy use and turnaround costs. For this reason, we can’t offer a choice of which bedrooms are opened first — but we’re very happy to help you find the most cost-effective and comfortable setup for your group.

We have a range of onsite facilities to enjoy during your stay.

The Hot Tub can be used year-round and sits below the terrace with fantastic views over the valley. (Additional cost £100.00 per two-night stay)

The large Swim Spa is available between April and October, to provide hours of fun for your group. (Additional cost £250.00 per two-night stay)

Gather around the central BBQ in our Arctic Cabin to enjoy a cosy, intimate and fun-filled atmosphere. (Additional cost £50.00 per two-night stay)

Spend time in the Extensive Gardens, with large lawns for games, picnic areas a charcoal BBQ and a fire pit.
